Project Synopsis: 
With dramatically sweeping views of the Cascades, Lake Union, downtown Seattle and just blocks from the Fremont district, this project consists of seven private town homes with shared underground parking just north of the Aurora Bridge. Sustainable building practices were a constant focus throughout an integrated, holistic design process which involved the owner/developer, the design team and City officials. The project is seeking a Platinum rating through the LEED for Homes program. The town homes are carefully arranged in a U-shape creating a central garden courtyard and shared open space. This orientation allows for good southern exposure, vital indoor/outdoor connections, and private access to and from the garage below. The west and north perimeter of the property is enclosed by a planted concrete wall yielding visual and acoustic privacy. The shared open space extends to this area as well, highlighted by basalt bubbler fountains and rain chains enhancing the feel of an urban oasis. Rainwater is collected from the rooftop and courtyard areas and conveyed to 22,000 gallon cistern located in the garage, where it is filtered and then re-used for toilet flushing. This building is projected to save over 50% of the energy used in a standard Washington code-based building of equal size and is targeting a 50% reduction over IECC as well as potable water use reduction modeled at up to 100,000 gallons per year. The project also uses FSC certified wood and low-VOC emitting, non-toxic materials and finishes. Significant effort has been made to substantially reduce the use of products containing PVC and urea formaldehyde.
