Project Synopsis: 
Salveo Residences are currently targeting LEED-H platinum and 5-Star Built Green certification. The project is comprised of four townhome units in one building. This project is the second phase in a three phase development including renovation of an office building (completed) and a second phase of townhomes (under construction). All three phases form a cohesive, mixed-use, sustainable, in-fill neighborhood development. The project site was formerly an asphalt parking lot for the adjacent two-story office building. One challenge was to fit a townhome project on the site while still maintaining parking and access for both the office and townhomes. Another challenge was preservering the cluster of existing mature evergreen trees on the northwest corner that are part of the Heron Habitat Zone. Both these conditions along with an adjacent project with a narrow side setback resulted in a highly constrained site. Also due to the heron’s nesting season, exterior construction could only occur between August and January. The project benefited from the Planning Development’s Administrative Design Review process that allows departures from the land use code to facilitate better and more sustainable design. The design solution was to stagger the townhome building residences to provide space for the existing trees, vehicular access and a series of stepped views for residents. The project aspirations are to create dense, sustainable dwellings that fit well within the neighborhood and are an elegant design response to the constrained site and the adjacent natural setting. Project gross square footage: 6,870 sf for combined four townhomes (includes garages)
